It is the part of Chandler people move to once they know Chandler.

So is southeast Chandler a good place to buy a home right now? Yes, and the current numbers make an interesting case. Prices in 85249 are essentially flat year over year, inventory is actually lower than it was last fall, and homes that are priced correctly are selling in about six weeks. That is a steady, well-supported market, not a hot one and not a soft one. The 85249 zip code is the southeast corner of Chandler. It sits south of Ocotillo Road, east of Arizona Avenue, and runs down to the city's southern edge near Hunt Highway, with the Gilbert town line on the east. Locals call it south Chandler or southeast Chandler, and the cross streets you will hear constantly are Chandler Heights Road, Riggs Road, Cooper Road, Gilbert Road, and Lindsay Road.

Two things are worth clearing up because they confuse buyers all the time. First, the Ocotillo lake community and Downtown Ocotillo sit just west of Arizona Avenue in the neighboring 85248 zip, so 85249 is next door to Ocotillo rather than inside it. Second, Basha High School, Veterans Oasis Park, and the Chandler Heights corridor are all firmly inside 85249, and those three landmarks are a good way to picture the zip.

What makes southeast Chandler different?

Chandler as a whole is known for jobs, schools, and a downtown that punches above its weight. Southeast Chandler adds space and a slower pace.

The lots are bigger than you expect. This is the defining feature of 85249. Alongside conventional subdivisions like Cooper Commons, Sun Groves, and Old Stone Ranch, the zip is dotted with one-acre and larger parcels in areas like Circle G at Riggs Homestead, Riggs Country Estates, and the old Chandler Heights citrus tracts. Horse property inside the Chandler city limits, twenty minutes from Intel, is a rare combination in the Valley.

A real mix of HOA and no-HOA. Most of the 1990s and 2000s subdivisions have an HOA with the usual pool and park amenities. Many of the acre-lot streets do not. If you want a shop, an RV gate, a casita, or room for animals without asking permission, 85249 is one of the few places in the southeast Valley where that is a normal request rather than a unicorn.

The homes are established, not brand new. The largest share of homes here was built in the 1990s, followed by a strong 2000s wave, with newer infill along Riggs and Hunt Highway. That means mature trees, bigger yards, and a settled feel, plus a lot of homes that have been updated once already. There is a 113-acre wetland park in the middle of it. Veterans Oasis Park at Chandler Heights and Lindsay has a five-acre fishing lake, desert trails, the Chandler Nature Center, and more than 150 documented bird species. Between that, the equestrian streets, and the open feel of the Chandler Heights corridor, this is the greenest part of Chandler.

It is closer to the jobs than it feels. Intel's Ocotillo campus is a straight shot up Dobson or Arizona Avenue, the Price Corridor employers are ten to fifteen minutes away, and the Loop 202 Santan Freeway runs along the north side of the zip for the rest of the Valley. You get a semi-rural feel with a big-city commute.

Southeast Chandler is having a moment

The dining scene just north of the zip got a real refresh this spring. Downtown Ocotillo, the mixed-use hub at Price and Queen Creek Roads, replaced three long-running restaurants with three locally owned concepts in April 2026: Bonsai (modern Japanese with tableside hot-rock cooking and omakase), Lucca Coastal Kitchen (Italian coastal with house-made pasta), and Lucca Living Room (a bar and live-music room with an open pizza and pasta kitchen). All three are exclusive to Chandler, and all three are a ten-minute drive from most of 85249.

Closer to home, the Arizona Avenue and Ocotillo Road intersection has filled in with Fulton Ranch Towne Center and a Trader Joe's, so daily errands no longer require a trip up to Chandler Fashion Center.

Why does this matter for home values? Established neighborhoods hold their value best when the amenities around them keep improving. Southeast Chandler already had the schools, the park, and the lots. Now it has the restaurants too.

Who southeast Chandler is right for

Southeast Chandler works best for buyers who want space and a settled neighborhood without giving up an easy commute to the tech corridor. Specifically:

  • Move-up buyers who want a bigger lot. If you are in a 6,000 square foot lot in Gilbert or north Chandler and want a real backyard, a three-car garage, or a place to park the boat, the acre-lot pockets of 85249 are where that upgrade tends to happen.
  • Buyers relocating for Intel, the Price Corridor, or Gateway. Twenty minutes or less to most of the major employers, with a much quieter street to come home to.
  • Buyers who want freedom. No-HOA acre lots with room for a workshop, a casita, horses, or an RV are a big part of what makes this zip different from anywhere else in Chandler.
  • Anyone who values outdoor living. Veterans Oasis Park, equestrian trails, and open desert on the south edge. If your weekends involve horses, fishing, birding, or long walks, this is your part of Chandler.

One school note: 85249 is almost entirely in the Chandler Unified School District, with Basha High School inside the zip and Hamilton High just to the west. As always, verify the assigned schools for a specific address before you rely on them.

The median price barely moved, but because price per square foot slipped, the homes that sold this year were a little larger for the same money. Well-priced homes are going under contract in about a month, sellers are keeping a strong share of their asking price, and fewer listings are failing here than across the Valley as a whole. For buyers, that means you are negotiating in a fair market rather than a fire sale. For sellers, it means the market is rewarding accurate pricing and good presentation, and punishing the 2022 wish price.
